PAUSD school boundaries for home buyers and renters

Palo Alto Unified assigns students by home address, but a listing that names a school is not a promise. Here is how attendance areas, clusters and overflow work and how to check an address before you sign.

For many families, the school question comes before the house question. Palo Alto Unified is a big reason people pay Palo Alto prices or rents. It is often the first thing a listing mentions. That makes it worth knowing exactly how the district assigns students. The short version: your address decides your neighborhood school, but a full school can send a new student elsewhere in the same cluster and the district can redraw lines over time.

This page explains how attendance areas work, how to check one and why boundaries are not permanent. It is general information, not legal advice. It is no substitute for confirming an address with the district. For the schools themselves, see our guide to Palo Alto public schools. For the paperwork, see enrolling in PAUSD.

How PAUSD assigns students

PAUSD runs 12 elementary schools, 3 middle schools and 3 high schools and enrolled 10,124 students in 2025 to 2026, according to the California Department of Education. On its school placement and transfers page the district states the core rule plainly: a student's school assignment is determined by home address, known as the neighborhood school.

A few details matter for buyers and renters.

  • Clusters. Elementary schools are grouped into clusters that feed the same middle and high schools. Your address therefore implies a path from kindergarten through grade 12, not just one school.
  • Transitional kindergarten. TK placement does not follow the neighborhood school rule.
  • Kindergarten priority. Families who register for kindergarten during the priority window get equal priority for their neighborhood school.
  • Notification. The district notifies kindergarten families by mid-May, grades 1 to 5 and TK by June and grades 6 to 12 from late March to early April. Later registrations are placed on a rolling basis.

Checking an address with the School Finder

The district's School Finder, linked from the placement page, is the tool to use. Enter the exact street address, including any unit number. Check the elementary, middle and high school results, since cluster lines do not always match neighborhood names.

  1. Look up the address before you tour, not after you fall for the house.
  2. Save a screenshot with the date. Attendance areas can change.
  3. If the address sits on a boundary street or near a city line, call Registration Services at (650) 329-3707 to confirm.
  4. Do not rely on a listing, a real estate website or a neighbor's memory. Listings that name a school are marketing, not a guarantee.

Our pages on each school, starting with PAUSD elementary schools and middle schools, describe the neighborhoods each one usually serves. Every one of them still points readers back to the School Finder, because lines follow specific streets.

When a neighborhood school is full

Living in an attendance area does not reserve a seat. PAUSD says that if your neighborhood school is full, your student may be overflowed to another school in your cluster. Overflowed students are automatically waitlisted for their neighborhood school.

Overflow is most likely for families who arrive mid-year or register after the priority window. Schools with large attendance areas see it too. Elementary enrollment varies a lot. State figures for 2025 to 2026 show Ohlone with 461 students and Juana Briones with 244, for example. A school's size alone does not tell you whether it is full, since classroom space and programs differ.

If your child is overflowed, plan for the commute and for after-school care. PAUSD notes that after-school care is run by private providers, so contact the provider near the assigned school quickly.

Transfers and choice programs

Families already in PAUSD can ask to move to a school other than their neighborhood school.

Interdistrict transfer into PAUSDDecember 7, 2026 to February 19, 2027Families must first get approval from their home district; PAUSD expects to approve only qualifying categories

PAUSD also offers choice programs at the elementary and middle school levels, such as language immersion. Admission works differently from neighborhood placement. Our guide to choice programs and immersion explains how they work. A transfer or choice seat is never a reason to buy a house you would not want if the request were denied.

Why boundaries can change

Attendance areas belong to the school district. The city and the county do not draw them. The school board can revise them. Several pressures can lead to a change.

  • Enrollment shifts. Neighborhoods age and turn over. A street full of retirees today may be full of young children in ten years.
  • New housing. Palo Alto's state-certified Housing Element plans for 6,086 new homes between 2023 and 2031, much of it along El Camino Real, around San Antonio Road and near downtown. New apartments can change which schools fill first. See our Housing Element guide.
  • Buildings. Rebuilt or expanded campuses change capacity. Hoover Elementary moved into a rebuilt campus in January 2026.
  • Programs. Moving a choice program or adding classrooms at one site can ripple across a cluster.

Changes have happened before. In 2012, for example, Palo Alto Online reported on a recommended change to the Addison Elementary attendance area. Our history of PAUSD describes how the district grew, closed schools in the 1970s and 1980s and reopened some later. The lesson for buyers is simple: today's boundary is a strong guide, not a deed restriction.

Addresses near city lines

PAUSD serves Palo Alto, the Stanford campus and parts of neighboring hillside communities, including some of Los Altos Hills. Its boundary does not match mailing addresses. Some homes east of Highway 101 carry a "Palo Alto" mailing address with the 94303 ZIP code but sit in East Palo Alto or unincorporated land served by other school districts. Near Mountain View, Los Altos and Menlo Park the lines also deserve a careful check. The School Finder answers the question for a specific address.

What buyers and renters should do

Renters and owners are treated the same. Assignment depends on where a family lives, so a lease counts toward proof of residency. The district asks for three documents: one primary and two secondary. Our renting guide covers Palo Alto's lease rules.

Good to know

  • Check the School Finder for every address on your list and save a dated screenshot.
  • Ask Registration Services about current overflow at your neighborhood school if you arrive mid-year.
  • Register for kindergarten during the priority window.
  • Budget for the PAUSD parcel tax on your property tax bill. Our property taxes page has the current figure.
  • Keep school expectations out of your contingency assumptions. No law ties a purchase to a school seat.

A note on schools and home prices

People often say that a particular attendance area adds a set amount to home values. We do not repeat those figures here because we could not find a recent, dated study from a reputable source that measures it for Palo Alto. Prices depend on lot size, condition, street and timing as much as on schools. For market data, see our home prices page and ask an agent for recent comparable sales inside the attendance area you want. Our buying guide explains the rest of the process.

Frequently asked questions

How do I find which PAUSD school serves an address?

Enter the address in the School Finder linked from PAUSD's school placement and transfers page. It shows the neighborhood elementary school and the middle and high schools for that address. For anything unclear, call Registration Services at (650) 329-3707 before you make an offer or sign a lease.

Does living in an attendance area guarantee a seat at that school?

No. PAUSD says that if a neighborhood school is full, a student may be overflowed to another school in the same cluster. Overflowed students are automatically waitlisted for their neighborhood school. Kindergarten families who register during the priority window get equal priority for their neighborhood school.

Can PAUSD school boundaries change?

Yes. Attendance areas are set by the district rather than the city or the county. The school board can redraw them. Enrollment shifts, new housing and changes to school buildings are common reasons. Always check the current School Finder rather than an old listing or map.

Can renters enroll in Palo Alto schools?

Yes. Assignment depends on where the family lives, not on whether it owns. PAUSD asks for three proofs of residency, one primary and two secondary documents. A lease is one kind of proof. Our enrollment guide lists what the district accepts.

Is every house with a Palo Alto mailing address in PAUSD?

No. Some homes east of Highway 101 carry a Palo Alto mailing address with the 94303 ZIP code but are in East Palo Alto or unincorporated areas served by other districts. Check the School Finder for any address near a city line.
